ACQUISITION
We continuously seek out office, flex/industrial, retail, technology and telecommunications buildings located in the Pacific Northwest. Our target range for new acquisitions is $2,000,000 to $100,000,000 through both cash and financed structures. Our small investment team allows us to move quickly and we maintain a reputation for closing transactions efficiently and without unnecessary complications. With a value approach, we seek properties to acquire and hold on to long-term, often with no exit strategy. We offer the ability to consider properties that cannot be traditionally financed, focusing on properties that are undervalued due to poor management or in need of capital improvements. We leverage relationships with brokers, developers, and the real estate community to find the opportunities that meet our investment goals and welcome both publicly marketed sales and private offerings.
PRIVATE LENDING
Our experience and knowledge with real estate acquisitions and market dynamics have made Alco a preferred partner for developers and builders with a vision. We provide valuable expertise and connections to investment capital, particularly for borrowers looking to fund projects that cannot be financed by traditional lenders. Our loans are collateralized by real assets, preferring to not exceed 60% Loan-to-value, and range from $500,000 to $50,000,000.
